Air conditioning cleaning is one of those things people usually only think about once the unit starts smelling, leaking, struggling, or looking dirty inside. At Advanced Climate Solutions, we clean split systems and ducted air conditioning systems across the Redlands and Greater Brisbane. This can be done for homes, rental properties, offices, gyms, shops and shopping centres, commercial buildings, and other sites where the air conditioner is getting used regularly.

A normal air conditioning service and an air conditioning clean are not exactly the same thing, so it’s important to keep this in mind when booking. A service is where we check over the system properly. We look at how it is running, check pressures, drains, electrical components, fans, coils, filters, temperature split, and the general condition of the unit. A clean is not part of a standard PM service, if the unit has mould build-up, a dirty fan barrel, a blocked-up coil, or it needs a proper anti-mould clean, that is a more intensive job. The boys normally need to bring the right gear for it.

Do I need to book for a Service, a Clean, or Both?

  • Book a Service if: Your system runs fine but is due for its routine annual electrical, pressure, and mechanical safety check.
  • Book a Deep Clean if: You can see black spots/mould inside the louvres, notice a musty smell when it turns on, or haven’t had the internal coils washed in over 2 years.
  • Book For Both: If both are true then book for both

 

Split System Air Conditioning Cleaning

With split systems, we clean the indoor unit while it is still on the wall. We take the covers off, put a special cleaning bag underneath the unit to catch the water, spray the chemical through the system, and pressure wash it through. The water and grime fall into the bag, not down your wall or onto the floor.

It is not a full-size pressure washer blasting water everywhere, we use a battery-operated pressure washer. We treat your home like our own. Our indoor split system cleaning process is completely self-contained. We use specialized, catchment bags that channel the water and grime into the catchment system instead of onto your walls or floors. If needed our team can lay down drop sheets around the work area leaving. Our aim is pretty simple: clean the system properly and leave the site clean and tidy.

For mould cleaning, we use HVAC-specific mould cleaning products. If it is really bad, there are stronger products we can use, but for a normal clean we try to use a more environmentally friendly product where suitable.

Ducted Air Conditioning Cleaning

Ducted air conditioning cleaning is a bit different because most of the work is happening in the roof. If the fan needs cleaning, we can take the fan out and clean it outside. If the coil or evaporator needs cleaning, we spray it in the ceiling and wash it out through the drain that is connected to the unit.

This is why ducted systems need to be looked after properly. A lot of the issues we see are not always because the unit is old. A lot of the time it is poor maintenance, blocked filters, blocked drains, water sitting in the wrong spot, and then corrosion starting inside the system. Once corrosion starts, repairs can get expensive, so its best to be proactive with cleaning and servicing.

Why Cleaning Matters

A dirty air conditioner can still turn on and blow air, but that does not mean it is running properly. If the filters are blocked, the unit cannot breathe properly. If the fan is covered in mould or dust, it has to work harder. If the drains are blocked, water can sit inside the unit or end up where it should not be. On ducted systems, blocked drains can become a big problem. If the drain blocks up and the water cannot get away, you can end up with water in the ceiling. Once that soaks into the ceiling cavity, you can get black mould and damage that is much bigger than the original air conditioning issue.

That is why we flush the drains during servicing. It is one of the main things customers do not always think about, but it is one of the things that can save them a lot of trouble.

Clean, Service, or Both?

If you just want the mould and grime removed, you can book a clean. But if you want to know how the system is actually performing, you want a service as well. A clean does not include checking gas pressures, electrical tests, drain condition, fan operation, or how the unit is running overall. A service is more like servicing your car. We go through the system, check the important parts, and give you feedback on what we have found. That is why if someone calls up asking for a clean, we will often explain the difference. A clean is just a clean, a service is just a service, but we can and do recommend doing both as required.

Adding A Service To Your Clean What We Check

Our service checklist is used across both residential and commercial air conditioning. The systems still work in the same basic way, so the process is very similar whether it is a home ducted system, a split system, an office, or a commercial site.

Depending on the system, we may check:

  • Filters
  • Coils
  • Drains
  • Electrical components
  • Gas pressures
  • Fan operation
  • Temperature split
  • Ductwork
  • General unit condition
  • Signs of corrosion, mould, or wear

We also include photos where needed. That can include photos of the unit, drains, coils, fans, or anything that needs cleaning or attention.

A lot of other companies will just put “serviced air conditioner” on the invoice and that is it. With us, we actually show you what we have done and what we have found. That also gives you something to keep on file if needed in the future.

Mould, Smells, and Dirty Fan Barrels

Bad smells are usually caused by mould, dirt, dust, moisture, or age. Water and dust make mould. If the unit is creating a lot of cool air at a low temperature, mould can build up in the fan barrel. Once that happens, the smell comes through the system. The way around that is to deep clean the fan.

For a split system, that means cleaning through the indoor head properly. For a ducted system, it may mean removing the fan and cleaning it outside, then putting it back in. Most bad smell issues can be resolved, but they usually need more than just cleaning the filter.

Air Conditioning Cleaning For Homes

For homeowners, air conditioning cleaning is usually about comfort, smell, air quality, and protecting the unit. If the split system in the bedroom smells musty, the living room unit has visible mould, or the ducted system has not been looked at for a while, it is worth getting it checked. Air conditioners are not cheap. A ducted system can be nearly the price of a small car, so looking after it properly makes sense.

If you do not service your car, it is going to break down. Air conditioning is much the same. If you do not service it and clean it when needed, damage can build up and cost more in the end.

What Happens When You Book With ACS?

Once you are in our system, we send reminders for annual preventative maintenance. Every 12 months, you may receive a message letting you know your air conditioner is ready for a service, what is involved, and the price. We do not push it too hard. We know everyone has different budgets. But the reminder is there so the unit does not just get forgotten year after year. When the technician comes out, they will inspect the system, do the agreed work, and let you know if anything else needs attention.
