In a rental property, the landlord is responsible for ensuring that the air conditioner remains in good working order throughout the term of the lease. The exception to this is if the lease specifically states otherwise or if the tenant damaged the air conditioner directly through misuse or neglecting maintenance.

However, it is the tenant’s responsibility to inform the property manager or landlord of any malfunction or breakdown.

As a tenant, you are well within your rights to ask your landlord to install an air conditioner at the property, however, they are under no obligation to do so. If your landlord does agree to install an air conditioner they are well within their rights to ask for additional rent, typically between $5 and $20 per week.
