Who Is Responsible For Air Conditioning Repairs When Renting?
In a rental property, the landlord is responsible for ensuring that the air conditioner remains in good working order throughout the term of the lease. The exception to this is if the lease specifically states otherwise or if the tenant damaged the air conditioner directly through misuse or neglecting maintenance.
However, it is the tenant’s responsibility to inform the property manager or landlord of any malfunction or breakdown.

Once the tenant has informed the landlord of the issue, the landlord is required to take the appropriate steps to fix the air conditioner. If the issue is not fixed in a timely manner, the tenant is entitled to negotiate a decrease in rent until the repairs are completed.
However, if the air conditioner was damaged by the tenant, either through misuse or because it has not been maintained, the landlord is not obligated to pay for the repairs.
Who Is Responsible For Air Conditioner Maintenance When Renting?
As a tenant, you are required to look after the property as well as to use and maintain the included appliances in accordance with the manufacturer’s recommendations throughout your tenancy agreement. This includes any air conditioners installed at the property.
This includes regularly cleaning the air conditioner’s filters. Failure to properly maintain the air conditioner may result in damage to the unit that you may be obligated to fix.
Can A Tenant Ask A Landlord To Install An Air Conditioner?
As a tenant, you are well within your rights to ask your landlord to install an air conditioner at the property, however, they are under no obligation to do so. If your landlord does agree to install an air conditioner they are well within their rights to ask for additional rent, typically between $5 and $20 per week.
